A safe, stable, and affordable home is an essential
​building block of a thriving community.

The application period is currently closed. If you would like to be informed when the application period is open, please call our office at (803) 536-2300 and provide your contact information. Once the cycle reopens you will receive a letter to the address provided.

How it works

Edisto Habitat for Humanity builds new construction homes in Orangeburg County and sells them to individuals at a low to zero percent interest mortgage. Our Homeownership Program is designed to be accessible to qualified low- to moderate-income individuals and families who do not qualify for a conventional loan.

Our Homeownership Program is a community effort. By working closely with volunteers, families, individuals, corporations, congregations, and donors, we can address this critical housing issue throughout Orangeburg and the surrounding areas. Each contribution is vital, and we work together to make homeownership possible for these hardworking families and individuals. It is essential to know that the Habitat Homeownership Program does not give homes away, and Habitat homes are not free.

Requirements to Qualify for the Homebuyer Program

All Habitat applicants go through a rigorous application process and qualify by meeting specific criteria.

1. In need of better housing

Based on current housing conditions, there must be a demonstrated need in order to qualify for a Habitat home.

2. Ability to pay

In the Homeownership Program, applicants are applying to purchase a home. Applicants must fall within 30-80% of Orangeburg County's Area Median Income (AMI), based on family size, and have a reliable source of income (employment, SSI, etc.) to pay an affordable, zero to low interest mortgage.

3. Willingness to partner

​Must be willing to complete 350-500 volunteer hours (based on the number of homebuyers), building their home, be a community partner, and represent Habitat for Humanity in a positive manner within the community.

We are not a quick fix—it takes up to 2 years from the time you get placed on our waiting list until your house is finished. During the time you are on the waiting list, you must work 350-500 sweat equity (volunteer) hours in The Homestore and at construction sites to show that you are willing to be a partner with Edisto Habitat for Humanity. Friends and family can help you with volunteer hours. ​Once the home is complete, the applicant can purchase the house at a zero to low interest rate.
