Edisto Habitat for Humanity builds new construction homes in Orangeburg County and sells them to individuals at a 0% interest mortgage. Our Homeownership Program is designed to be accessible to qualified low-to-moderate-income individuals and families who cannot qualify for a conventional loan. The homes we build are simple, decent, and, most importantly, affordable, thanks to our donors, volunteers, and interest-free mortgages.
It is essential to know that the Habitat Homeownership Program does not give homes away, and Habitat homes are not free. Habitat homeowners make monthly payments at approximately 28-30% of the buyer/owner's gross income. The monthly payment includes the mortgage, property taxes, and homeowner's insurance.

Requirements to Qualify for the Homebuyer Program
All Habitat applicants go through a rigorous application process and qualify by meeting specific criteria.
1. In need of better housing
Based on current housing conditions, there must be a demonstrated need in order to qualify for a Habitat home.
2. Ability to pay
In the Homeownership Program, applicants are applying to purchase a home. Applicants must fall within 30-80% of Orangeburg County's Area Median Income (AMI), based on family size, and have a reliable source of income (employment, SSI, etc.) to pay an affordable, zero interest mortgage.
3. Willingness to partner
Must be willing to complete 250-500 volunteer hours (based on number of homebuyers) building their home, be a community partner, and represent Habitat for Humanity in a positive manner within the community.
We are not a quick fix—it takes up to 2 years from the time you get placed on our waiting list until your house is finished. During the time you are on the waiting list, you must work 350-500 sweat equity (volunteer) hours in The Homestore and at construction sites to show that you are willing to be a partner with Edisto Habitat for Humanity. Friends and family can help you with volunteer hours.
Once your home is complete, the mortgage is a 25 year zero-interest mortgage with monthly payments running between $350 and $400 a month. The monthly payment includes property taxes and a homeowners insurance premium.
